Moving out of a rental is a race with three finish lines: the truck, the key handover, and the final inspection. Here’s what Auckland property managers actually check, in the order that makes the work manageable.
First: read your tenancy agreement
Two clauses matter. Most Auckland agreements require professional carpet cleaning at the end of tenancy (some specify “receipt required”), and agreements where pets were allowed usually add flea treatment. If either clause is in your agreement, a supermarket rug doctor won’t satisfy it β property managers know the difference and ask for the invoice.
The room-by-room checklist
Kitchen β where most deductions happen
- Oven inside and out, including racks and trays β the single most-failed item in final inspections
- Rangehood filter degreased, splashback wiped
- Inside every cupboard and drawer, crumbs and liner marks gone
- Behind and under the fridge space β the reveal everyone forgets
- Dishwasher filter cleaned, door seals wiped
Bathroom
- Mould off ceiling, seals and grout β an Auckland-specific inspection focus in winter
- Shower glass descaled, drain hair removed
- Toilet base and behind β not just the bowl
- Extractor fan grille dusted
Living areas and bedrooms
- Walls spot-cleaned: scuffs, Blu-Tack marks, cobwebs in ceiling corners
- Windows inside, sills and tracks vacuumed β tracks are a favourite inspection check
- Light fittings de-bugged, switch plates wiped
- Wardrobe shelves and rails dusted
- Curtains checked for mould spots along the bottom hem (window condensation’s signature)
Outside (houses and townhouses)
- Lawns mowed, gardens weeded to move-in standard
- Rubbish and recycling bins emptied and clean
- Garage swept, oil spots treated
What to book professionally β and when
Carpet cleaning: book for after the furniture is out and 1β3 days before the inspection. Carpets need 2β6 hours to dry, and cleaning around furniture defeats the purpose. Exterior washing: only relevant for houses where the agreement mentions exterior condition β but a green-walled townhouse can absolutely attract a deduction. A house wash is cheaper than the bond argument.
The timing plan that works
- Two weeks out: book the professional jobs (movers and cleaners share the same busy Fridays)
- Moving week: DIY clean room by room as furniture leaves
- Day after the truck: professional carpet clean + flea treatment in the empty house
- Inspection day: walk through with the checklist above, invoices in hand
