September and October are the best months of the year for exterior maintenance in Auckland. Winter is behind you, the worst of the wet season has passed, and you have several months of drier weather ahead. It is when exterior cleaning treatments have the best conditions to set, when carpets dried after a professional clean will dry quickly, and when the results of maintenance work will last longest before the cycle begins again.
This is a practical guide to what is worth doing in spring, in what order, and how to get it done efficiently.
Why spring and not autumn?
Both seasons work for exterior maintenance, but spring has some advantages. After winter, the moss, algae and lichen on your roof has had six months of damp conditions to grow — so if you are only treating once a year, spring catches it at its peak and then gives the inhibitor the whole summer to protect the clean roof. The same applies to exterior wall mould.
For gutters, spring is the second major window after autumn. Winter debris — leaves, twigs, compacted organic matter — has been sitting in the gutters for months. A spring clean clears the winter build-up before summer growth starts adding to it.
Why the order matters
Exterior cleaning works top to bottom, because everything you remove has to come down somewhere. Treat the roof first, then clear the gutters (which catch what the roof sheds), then wash the walls, and finish with anything inside the house. Do it the other way round and the debris from the roof and gutters lands on walls and paths you have just cleaned. Carpets and the heat pump come last for the same reason: nothing outside can then undo the work.
What you can check yourself before booking
You can get a good idea of what needs doing without leaving the ground. Stand back from the house on a dry day and look at:
- The roof – green, black or orange patches, particularly on south-facing slopes and under trees. Binoculars help. Please do not climb onto the roof yourself; roofs are hazardous for anyone without the right equipment and training.
- The gutters – plants growing along the edge, overflow stains down the fascia or wall, or water spilling over the front in rain rather than running to the downpipe.
- The walls – green or black streaking, most obvious on the shaded side of the house.
- Downpipes and ground – water pooling at the foot of a downpipe often means a blockage above.
If you can tick two or more of those, a combined visit usually makes sense.
Start with the roof
If you can see green or black patches on the roof from ground level, or if your last treatment was more than 18 months ago, start with a roof moss treatment. In spring, the treatment has the whole of the dry season ahead of it — the biocide works through summer while rain washes the dead growth off gradually, and the moss inhibitor protects through the following autumn.
For Auckland properties near native bush, heavily shaded sections or south-facing slopes, spring treatment after a wet winter is often when moss growth is at its most visible. Treatment now prevents the growth from damaging roofing material through another winter.
Clear the gutters
Winter in Auckland can deposit a significant amount of debris in gutters. A spring gutter clear removes this before summer growth season — including pohutukawa flowering in November — adds another layer. Gutters that are slow-draining going into summer can also become mosquito breeding sites in standing water. A clean set of gutters drains properly and does not hold water.
Wash the exterior
After a wet Auckland winter, south-facing walls and shaded sections will have accumulated mould and algae. A soft wash house wash in September or October removes what has built up through winter and gives the exterior a clean surface heading into summer — when properties look their best for outdoor entertaining and kerb appeal.
